Many properties that are inherited can be in need of a little TLC. We've all heard estate agents say "in need of modernisation". What on the face of it can seem a simple task, in reality is a major renovation project. It's too daunting, and more often than not these properties go to developers, we know, because we used to do it. It would be nice to think of the old family home going to a new family, but the reality is, with such large deposits needed to even buy a house, there's simply not enough left to complete such renovations.
It's sad to see a family home sold on, then only to see it a few months later back on the market at a much higher price. However, you don't have to let a developer make all the money.
It really is very simple, we will do it all for you, and with no initial cost to you. We enter into an agreement with yourselves to renovate the property to the highest standards, you enter into an agreement with us to sell the property once the works are completed.
Firstly; we get your property valued by a qualified RICS surveyor, (Royal Institute of Chartered Surveyors). Under our contract that is the guaranteed minimum value of your property. We then carry out and finance everything, from planning to building control, and party walls. All of our works are carried out by fully qualified tradesmen, everything is certified, and signed off by local Building Control. We provide certified accounts, showing you every aspect of our work, which you are free to have inspected for yourselves.
Secondly; we sell the property. We share all the estate agent fees, saving you on average £4500, (based on sale price of £500,000, fees of 1.5% plus VAT at 20%). So just how do Regius Homes make their money. After the sale, you will receive the guaranteed value of your property. We then receive back the monies spent on the renovations. Finally, all the remaining monies are divided equally between yourselves and Regius Homes.
